  • Well-maintained site in the grounds of a St Columb Major manor house
  • Within 20 minutes' drive of Newquay, Padstow and the Eden Project
  • Swimming pool, kids' pool, games room and bar on site
A Cornwall country pile with its own swimming pool and bar – swish enough for your family break? Then you’ll settle in well at the smart surrounds of Southleigh Manor Holiday Park, a spacious and well-maintained site in the grounds of a handsome 19th-century manor house. Fittingly for such a fancy setting, there’s a fine pile of facilities at this family-run site: around the well-kept gardens are a swimming pool and kids’ pool (with sun loungers for those supervising the smaller splashers), a large barbecue area and a play area on the edge of the woods. For times when the weather’s not so fine, scuttle indoors to the games room or the bar (which is generously stocked with local Cornish drinks to sip). And if the surrounds are pretty fine, so is the location, central within Cornwall just a two-minute drive from the A39. St Columb Major, less than a mile away, is your nearest spot for pubs, takeaways and supermarket stocking up. Beyond all of that, many of Cornwall’s top attractions are within easy reach – Fistral beach, the Eden Project, Newquay Zoo, Padstow and the South West Coast Path are all within a 20-minute drive.

What customers say

This friendly, family-run park in a prime Cornwall spot earns praise for helpful staff, a clean, warm pool, and spacious sites. However, some guests report cleanliness/maintenance issues in toilet blocks, including overflowing bins and missing toilet paper. Generally peaceful, though one event caused noise.

Power optional grass RV campsite

Liked Close location to home, so good for a pit stop. Pool nicely heated. Large pitches.

Disliked No privacy with pitches. Overall site poorly maintained. Seasonal pitches untidy. Toilets and showers tired.
Sadly very unruly clients at the site when we were there. Pool small but deep making it difficult for younger children to swim especially when older children had inflatables. Playpark again messy. Just felt unloved.

Power optional grass travel trailer campsite

Liked The friendly welcome on arrival and the generous pitch space. The swimming pool looked very inviting (did not get to use unfortunately) and we enjoyed the karaoke and evening entertainment on Saturday night.

Disliked Nothing.

Power optional grass tent or trailer tent campsite

Liked Very friendly atmosphere, staff very helpful and nothing was an issue.

Disliked On more than one occasion, had no hot water in the showers and the pool wasn't large enough for the amount of users. Play area not suitable for slightly older kids

Recommend to friends Visit again

From the manager: We do apologise about the hot water , unfortunately we have a problem with the thermostat which cannot be fixed until we are closed, 2 of us have to go down to top it up, we do check on a regular basis.
Our play area does state that it is for under 12 years, but there is a pool table, darts, table tennis, and of course the pool which is some times empty !! Also we have films we can put on too in the main house.

Perfect base for exploring the local area. A lovely, quiet site!

2 bedroom mobile home

Liked The site was exactly what we needed. We spent everyday out and about exploring but the van was a perfect base for us. The kids loved the heated pool and the park. The staff were very friendly and helpful.

Disliked We didn’t dislike anything. Only thing I would say is that I like to leave things clean and tidy so it would be helpful if there was a Hoover or even a brush in the van so that people could tidy up. But there was nothing that we disliked about our stay and we will definitely return.

Power optional grass tent or trailer tent campsite

Liked Pool area is nice for young kids, but smaller than photos suggest. Once you have 3-4 families in there it's a bit crowded.

Disliked Right next to a busy road- even at 2-3 am there were cars zooming past.
On our second day we were waiting until after 10am for the pool to open. Site says 9am, FB says 9.30am....
Not given any info on arrival about available WiFi.

From the manager: Sorry you did not enjoy your stay.
Unfortunately we cannot do anything about the traffic, which is usually quite quiet.
Unfortunately maintenance work some times has to be done on the pool which some days is open till 9 at night from 9 in the morning, on this morning it needed cleaning out properly before opening.
Our cleaners can be either men or women usually we do state we are cleaning , we have also caught men using the ladies stating they should be gender neutral.

Liked The site was quiet, small but not too small, a nice family friendly atmosphere, the swimming pool, the green space, friendly and helpful staff. Great location right between Newquay and St Austell.

Local attractions

They’re mighty proud of their coastline, the people of Cornwall, and with good reason – it’s got so many stunning spots along its length. Mawgan Porth beach (15 minutes’ drive) is the closest stretch of sand, but it’s also worth planning trips to the spectacular sand dunes at Perranporth (25 minutes) and hitting the waves (with expert instruction from one of the local surf schools if required) at Newquay’s Fistral beach (20 minutes). Newquay itself’s worth a bit of your time too – the Blue Reef aquarium and Newquay Zoo are both popular picks for days out, and there’s a golf course with cracking sea views for those who don’t mind a bit of distraction. A little further north are the foodie haven of Padstow (20 minutes) and the little fishing village of Port Isaac (half an hour). Kids who’ve been well behaved might possibly earn themselves an outing to one of the family-friendly attractions nearby: Screech Owl Sanctuary (five minutes), Camel Creek Adventure Park (10 minutes) or Old MacDonald's Farm (15 minutes). Trips to the eco domes of the Eden Project will take about 20 minutes by car.
