Our location is in Central Texas, nestled in a beautiful and secluded wooded area in the quiet country town of Mount Calm, Texas. BATL Ranch was conceived with you in mind, with amenities to help visitors escape, relax, have fun, and to also experience a little glamping too. You can choose from many of our outdoor activities; or let your little ones have fun at the play area; or you can let your furry friends have fun at one of our 2 dog parks; and so much more! BATL Ranch RV Resort cancellation policy

CANCELLATION POLICY:
The BATL Ranch RV Resort cancellation policy is based on your anticipated arrival date,
regardless of when the reservation was made. Please understand that camping is meant to be an outdoor experience; we do not give refunds for situations beyond our control (weather, natural disasters, illness). When we reserve a site it is pulled off the map and others are not able to book. If you cancel and others could have booked it hurst our business, so that is the reason for this policy. However, we are willing to issue a credit per the cancellation guidelines below:
RV Site cancellations are subject to a $15 cancellation fee or greater. It depends on when the cancellation is made and how close to the reservation it is.
Online reservations may only be cancelled via phone call to the park office (254.294.4334).
A reservation cancelled at least 30 days prior to arrival date will result in a refund less a per site/cabin cancellation fee of $15.
A reservation cancelled less than 30 days, but at least 14 days prior to arrival date will result in a credit of ½ the full reservation charge (plus the per site cancellation fee). This is for daily/weekly reservations.

A reservation cancelled less than 5 days prior to arrival date will receive no refund or credit in the full amount of the reservation(no refund or credit).
No-shows will receive no refund or credit and will be charged the full amount of the reservation.
Monthly/long-term bookings require $200 non-refundable site deposit to hold the site. It is non-refundable if you do not check-in/no-show. The $200 deposit/hold is however applied to the monthly stay at check-in. For monthly/long-term reservations, there are no refunds.
All reservations must be paid in full at or prior to check-in; no refunds allowed. No refunds or prorations for early departure.

No refunds/discounts for inclement weather, late arrivals or early departures.

The park is not liable for any refund in the event of force majeure.

Bookings cannot be amended within 3 day(s) of arrival.

Modifications are subject to a US$25.00 ($36.04) fee.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancelations and for your property/injury whilst away.

If the reception is closed on arrival, please check in at the QR code at door, scan and check-in. Your welcome packet will be in the delivery bin in front of the office porch area. Thank you!.

In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.

Arrivals and departures

Late arrivals must notify the park as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to relet your unit.

Taxes

Local city/eco tax is included in the rate.

Swimming in the lake is not allowed.

The fishing lakes are stocked with Bass, Catfish, Trout.
The management reserves the right to deny access or terminate the stay of those guests whose behavior is deemed unsuitable. No refunds will be offered.
