  • Off-grid camping on the Cornish coast two miles from Falmouth
  • Walk to Maenporth or Swanpool beach within 20 minutes
  • Sea views; direct access to the South West Coast Path and a beach
Getting out on the South West Coast Path could barely be easier than it is from Bay View Camping – this Cornwall site is right by the shoreline between Falmouth and Maenporth, and it has its own private access gate to the coast path and a path leading to a private beach. That means you can get out for short or long seaside strolls whenever you like. The South West Coast Path can be used to reach local beaches like Maenporth and Swanpool, at about 15 minutes and 20 minutes’ walk respectively. There are places to eat at both spots, so you could leave the car behind for several days here and simply get about on foot easily enough. Alternatively, set out along the private path to Newporth Beach below a lovely clifftop picnic meadow. When the tide is low, it's possible to stroll right out onto the neighbouring Sunny Corner Beach, a clothing-optional stretch of sand. And there’s no need to leave the coast behind once you’re done with outings for the day, because this field is close enough to the shore to have gorgeous sea views from the pitches. They look out to the east, so it’s worth being up for sunrise, but they’re still splendid of an evening. Off-grid, the site has flushing toilets and hot showers. It’s all very laidback in vibe, so kids and dogs are welcome and there aren’t any real restrictions on arrival and departure times.

What customers say

This campsite offers stunning bay views and direct access to the South West Coast Path, ideal for exploring Falmouth and local beaches. Pitches are spacious and the site is described as quiet and peaceful. Facilities are generally clean, with hot showers available, though some guests found the toilet and shower cubicles to be small. The access road is noted as bumpy and potentially difficult for low-clearance vehicles. Some reviewers felt the site was slightly overpriced for the basic facilities.

Non-electric grass tent pitch

Liked The views are honestly next-level, you get a sweeping panorama of the ocean that’s perfect for photos or just chilling after a long day on the South West Coastal Path. The team are great too, super quick replies and an easy booking process, which makes life a lot simpler when you’re on the move.

Disliked The facilities are very bare-bones, and the pitches aren’t really tent-friendly since it’s very uneven & sloped almost everywhere. There’s also nothing to break the wind, except for the perimeter hedge. With no internal hedges or fences, you’re very exposed to the elements. With some levelled, terraced tent specific spots and a bit of extra infrastructure planning, this place could easily become one of the best stopovers on the coast path!

Non-electric grass tent pitch

Liked The view was amazing, combined with easy access to the coast path and the beaches that allows access to. For the price, the facilities were decent (well kept but visibly a bit tired), and it is evident that improvements are being made year on year. I look forward to seeing how Bay View progresses and improves with the years to come!

Alice, the host, is very welcoming, accommodating, and easily contactable. She provided some recommendations of local eateries and beaches, and had solid advice on pitch choice with the weather.

Non-electric grass tent pitch

Liked Location was secluded and perfect, it was quiet, spacious, had a great view and easy to go walking. The host was most welcoming, enjoyable to talk to and importantly: accessible, participative and responsive.

Disliked Nothing really, the site would benefit from hot water taps in the future and perhaps improvements to the facilities but as it is, it's how I like camping to be i.e., more about the camping and lest about the glamping.

Non-electric grass tent pitch

Liked The site was very professionally run. The toilets and showers were very clean. Alice, who runs the campsite, was friendly and helpful...bringing us a large stone upon which we could have our instant BBQ.

The view was amazing and such a wide panorama of the coast line and sea.

Liked Stunning views - right next to the coast path!

Disliked Very expensive per night unless you’re going as a large group. The pitches are big so great for groups but not ideal for couples cost-wise. The facilities are basic but clean.

Liked The views are absolutely stunning! The owner is kind and welcoming, and the toilets and showers are spotless.
We received a lovely, welcoming message from the owner before our arrival, which was such a thoughtful touch.
During our stay she went out of her way to help us, even charging our power bank and freezing our ice packs. The whole experience was wonderful – my daughter and I have already recommended the site to friends, and we can’t wait to come back next year!

Liked Our second stay at this lovely campsite. Beautiful views, well kept pitches, nice and quiet and relaxing, a short walk to the beach. The facilities are kept really clean at all times by the owner. A gem of a campsite.

Local attractions

The coast is the big draw around here, of course – and no doubt you’ll start with outings to Maenporth and Swanpool beach, which are both within 20 minutes’ walk. You could continue from either of these for a splendid day’s walking along the South West Coast Path – perhaps as far as Durgan (an hour and a half’s walk), where you can turn inland to explore Glendurgan Garden or Trebah Garden. Alternatively you can drive to either within 15 minutes. Spotted any seals as you walk? It’s perhaps unlikely, so you may need to pay a visit to the Cornish Seal Sanctuary (25 minutes’ drive). To meet equally cute four-legged rescue animals, aim for the Flicka Foundation donkey sanctuary (10 minutes). Some time in Falmouth (five minutes’ drive/40 minutes’ walk) is also a fine idea, to peruse Pendennis Castle, visit the art galleries and take a boat to St Mawes, a lovely little fishing village across the estuary with a beach, castle and a network of winding streets to wander through.
